What are home measurement services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How do floorplan services work?

During a home measurement service, a certified appraiser measures the home or property with a measuring tool — generally a tape or laser measuring device. As they tour the property, they note the layout of the rooms and other features, like closets, hallways, and fireplaces. They may make a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total living area of the house and the general layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services needed?

Property taxes

Property tax records frequently reflect incorrect square footage because the values can come from several sources, and sometimes go unproven — which means you may be taxed for more square footage than you own! Unless an appraiser has performed a recent appraisal or measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a home measurement service before attempting to challenge what you're taxed. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting a property on the market

A home floorplan service will ensure that you're paid fair market value for your house. Area is one of the most important elements potential buyers look for when purchasing a home — but since these values are frequently approximated rather than properly measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your property, but possibly even the amount of interested buyers. The only sure method of using a definitive GLA when listing your home or property is to refer to a recent appraisal or home measurement service carried out by a certified appraiser (after any remodeling that may have affected square footage).

For real estate agents

To ensure that your client's home closes at a price that correctly reflects true market value, we advise seeking a floorplan service for the property. Clients, and potential buyers, will be grateful for your attentiveness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a fantastic marketing tool to interest potential buyers because they can view the layout and features of the property before and after touring.
